To wife, Catherine, his house, a close called Gwern y Coch and half a meadow adjoining the house during her widowhood. The house and land being part of a lease held by the testator through his brother George Griffith for the lives of George, Jane Griffith and Margaret Griffith.
To sister, Jane, a close called y Randw and the other half of the meadow adjoining the house  being the residue of the said leasehold  during her life on the understanding that her husband Watkin William shall pay from the land £3 to their children, sons Howell and  James and daughter Olive; one pound each.
To nephew, John Watkin, the house and land bequeathed to his wife, Catherine, on her death or remarriage if the lease is still extant. Also all the parcels of land left to Jane on her death again if the lease is still extant.
To sister,
Elizabeth , 20/- after the death of her husband.
To sister, Jenett, 20/-.
To John Watkin, towards the use of Ann Gwalter, 20/-, to be paid by John to Ann within 3 years of the testator's death.
To James and Mary, son and daughter of the said John Watkin, 20/-

Observation

The will is difficult to read. The documents include a bond dated 12 April 1648 with bounden Catherine Griffith of Clodock widow and Fabian Phillipps of the same gent in a surety of £100.
 
His inventory is reproduced below with modern spelling.
