Beneficiaries: To his wife, Catherine, the messuage in which he now lives, purchased by his late father, James Watkins, from Thomas Windham Esq. by lease of lives dated 30 September in the 21st year of Charles II [1660] for her lifetime. On her death the remainder of the lease to go to son James. Also to his wife another lease which he holds from 'Lord Bergavenny' dated 30 November in 3rd year of James II [1687]. On her death this one to go to son James or his heirs, failing issue to second son John.
All his personal goods and chattels to his executors in order to pay £80 between his 4 children, John, Thomas, Mary and Elinor when they reach the age of 21. In addition 4 ewes and 4 lambs out of the above goods are to be divided between the 4 younger children.

Executors: wife, Catherine and son, James.
