Beneficiaries: To each of his 3 daughters, Elizabeth Willliams, Jane Hughes and Susanna an annuity of £5, for her own separate use, 'exclusive of her present husband'. Payable out of his messuage in Clodock wherein he now dwells and which he holds by a lease of 3 lives from John Jeffreys Esq. His daughter Francis Watkins is to have the rents and profits issuing from the messuage for 3 years after his death. Thereafter the property is to pass to his son James Watkins and daughter Francis as tenants in common rather than as joint tenants.
To his daughter Susanna, a feather bed and bed clothes.
To granddaughter, Mary Watkins, [daughter of son, James] a feather bed and bed clothes.
Daughter, Francis to be residual legatee in order to pay his debts and funeral expenses and the proving of the will.

Executors: son, James Watkins and daughter, Francis.
