Beneficiaries: To his son, William Watkins, all his freehold, copyhold and leasehold property in Craswall and Llanveynoe, now in his occupation, subject to the following legacies:
To his sons, Thomas, £200, James, £250, David, £150 and Peter, £250
To his daughters, Mary Watkins, £250, Ann, wife of John Watkins, £40, and Elizabeth, wife of John Nichols, £10 and £5 to each of her children when they reach 21.
To each of the three sons, Thomas, David and Peter, a bed and a hogshead of cider with the casks containing the same.
If daughter Mary remains single, 'she shall have the little new cottage adjoining my lands to live in…with the gardens thereto belonging'.
All legacies are to be paid out of the freehold estate called the Cwm in the Parish of Clodock
