Beneficiaries: To Sible, his wife, the remainder of the lease of Ty Cenoll, 'wherein now I live' together with the messuage at Cwmbach Grydoll now in the possession of William Lewis and 10 acres, if Sible survives[?] his brother Henry Watkins. After their deaths the property goes to eldest son William Watkins on condition he pays £10 to the second son John and £5 each to daughters Mary and Katherine Watkins.
If Sible re-marries, the property is to pass directly to William on the death of Henry Watkins.
