Beneficiaries: To 'my deere wife', Mary James, a certain parcel of land called Tyr Ynon with the cottage or building thereunto belonging in Craswall, purchased by the testator from Lewis Watkins of Cusop. Also all household goods 'except the table boordes benches and bedstead and such things as have beene ancient standarts in my dwellinge house'. After his wife's death the household goods are to be equally divided between his grandchildren, the children of sons, Philipp and Thomas James.
All the livestock is left to wife, Mary, 'towards the payinge of my debts and the defrayinge of my funeral expences'. Anything left over to be divided between the grandchildren.

Executrix: his wife, Mary.

Witnesses: John James, son of Thomas James, John James, son of Phillipp James, Mary James daughter of Thom: James and John Smyth.
