Beneficiaries: To his son John Watkins, his freehold and copyhold estate called Coed, as soon as he is 21 years old, subject to the payment of £15 p.a. to his mother.
To his wife, Mary, all his goods and chattels and all money due.
To his daughter, Mary Watkins, £300 to be paid by her mother 'when she thinks proper'.

Executrix: his wife, Mary with his brothers James and William Watkins to be trustees to assist Mary; she to pay them £5 each for their trouble.

Signed by the testator.

Witnesses: James Watkins, Thomas Watkins and Gabriel Evans.
