Beneficiaries: To Richard Nicholls, his son, the houses, outhouses and landsheld by lease from the Lord of the manor ,Thomas Windham, Esq [who is identified in the inventory] called Cennile [Cunhile in the inventory], reserving the right of James Nicholls his son to pass and repass to the common there called Blackhill.
To Charles Nicholls, his grandson, the eldest son of James, two acres of leasehold land called 'the purchase' also leased from Thomas Windham Esq..
To James, 'my eldest son, a moiety of a Barne called Scubor bailey bach together with a croft of land adjoining to a house lately built by William Hunt'.
To John and Charles Nicholls, his sons, £20 each.
To Jane Hunt, his maidservant, a two year old heifer.
Sheep to the children of his sons James and David, and £5 to the latter.
To Anne, his daughter, and Blanch, his granddaughter, five sheep each.
Anne, his wife, and Richard Nicholls, his son, to share equally the residue of his estate.

Executors: his wife Anne together with his son Richard.

Signed by testator.

Witnesses: George Parry, James Watkins, [?] Watkins, Richard Charles and Thomas Price.
