Beneficiaries: To Sarah his wife all his messuage and tenement "wherein I now do dwell situate at gwarr y Cae…Llanveynoe" together with all his household goods, cattle and chattels, excepting the implements of the weaving trade. These are to be delivered to James Watkins, his grandson, immediately after his death, "if he be then living". If not then they are to go to his son John. After the death of his wife, the residue of his estate and property to go to Ann Nicholas his daughter, who is to pay £10 to her brother John, £6 to her sister Mary Price, and 20/- to each of her cousins Sarah, James, Eleanor, and Ann Cooke.

Ann Nicholas to be executrix.

Mark of testator.

Witnesses: Mathias Davis, Mary Williams, John Williams.
