Beneficiaries: To daughter Elizabeth Watkins all the messuage in which he now lives. His stock to be equally divided between his wife, Margaret, and eldest daughter Elizabeth Watkins.
Elizabeth is to maintain Margaret in the said messuage, and after her death his middle daughter, Mary Griffiths, is to be paid £4. Also after his wife's death, Sibill Watkins is to have £5.
If
Elizabeth shall 'happen to dy a Single life' then his messuage and lands to go to Sible Watkins his youngest daughter. If his wife Margaret 'cannot agree with Elizabeth ' she is to have 40/- p.a.

The said Margaret and Elizabeth are to be joint executrixes.
