DESCRIPTION

Ty-Bach Farm is accessed by means of the B456 an unclassified road maintainable at public expenses which leads to a No Through Road which has mature hedges on both sides, the farm is about 300 metres down the lane to a turning area and to the fields. At the entrance to the property there is a turning circle and through a five bar gate into the cobbled farmyard, the impressive sandstone barn with earth floor and corrugated roof which has protected the stone walls and arrow slit windows. The courtyard of barns forms an enclosure with opportunities to convert in individual ways to suit a new owner subject to Planning Approval. The farmhouse is a three bedroom cottage raised to one side, with potential to be improved and extended (subject to planning). The cottage is constructed in dressed sandstone with a catslide under felted roof, timber casement windows under a slate roof. The house has elevated views over the courtyard with far reaching views. In addition to the main house is a cobbled farm yard with semi-circle of stone courtyard barns and an impressive sandstone barn with earth and flagstone floors, with oak trusses under a corrugated iron roof which has protected the stone walls, arrow slit windows. There is a corrugated tractor shed behind the single storey open fronted barns. The barns could be converted into a second dwelling to accompany the original house (subject to planning).
