To Howell Nicholls, son, one cupboard, one chest, one bedstead and one table board. 'and whereas there is the sume of one hundred pounds charged upon my son Howell Nicholls lands called Coyd Rhobine lyeing wth in the pish of Michaelchurch Escly ….due payable after my decease I dispose the same as followeth'
To Eldest daughter Elizabeth Hughes, wife of Thomas Hughes, £50.
To Mary Hughes, granddaughter, £20
To Elizabeth, granddaughter, wife of James Pytt, dyer, £5
To Catherine, granddaughter wife of William Powell, £5
To Thomas Hughes, grandson, £10 when he attains the age of 21
To James Nicholls, grandson, son of Howell £10 when he attains the age of 21.
To Elizabeth Hughes, daughter, all that messuage and lands appertaining etc. lying in Longtown purchased from 'my uncle James Nicholls and Thomas Lewis (now both dec.d ) now in occupation of John Edwards my tennt ' and after her death to my grandson James Hughes.
To Johan Phillips, daughter, wife of James Phillips, yeoman, of Grosmont, one messuage etc which 'I purchased from my brother David Nicholls' lying in Longtown and in the occupation of John Barrell, tenant and after death to Henry Phillips, grandson.
To Mary Vaughan, daughter, wife of Phillip Vaughan of Llancillo, gent all that messuage etc purchased from Roland Jennings and William Jenkins (both decd ) plus one other messuage etc purchased from William Price and Margery his wife lying in Longtown, subject to the payment of £160 which are due debt upon the above premises to be spread amongst his grandchildren as follows:
£80 between James, Walter, Anne and Thomas Phillips when they reach 21
£80 between Mary, Elizabeth, James, Walter, William, Anne, Elinor and Johan Vaughan when they reach 21
After the death of Mary Vaughan the estate to pass to grandson Phillip Vaughan
All household stuff to be equally divided between his three daughters
