Beneficiaries: To his son, John, 'all my ancient mansion house wherein I dwell with garden belonging and one parcel of meadow adjoining Michaelchurch Eskley churchyard'. Also a cottage, garden and orchard again adjoining the churchyard together with other parcels of land called, Coed Poethes meadow, Hard meadow, Gwern Ivor and Birches all of which are in Michaelchurch Eskley.
His wife, Hannah to have the rents , issues and profits of the above properties for her own use and the upbringing of son John until he reaches the age of 21, after which he is to pay her an annuity for life as long as she remains unmarried.
To the two sons [un-named] of John Richards 'my sister's son' 5/- apiece.
